Site Plan Control
A site plan is a drawing—or a set of drawings—that shows how a property will be developed. It outlines things like buildings, driveways, parking areas, walkways, landscaping, fences, lighting, drainage, and municipal services.
The Seguin Township Official Plan designates the entire township as a Site Plan Control Area. Under Site Plan Control By-law No. 2011-083, certain types of development must go through the site plan approval process.
Most commercial, institutional, industrial, and some multi-residential and single-family residential projects require site plan approval.
The purpose of site plan approval is to ensure development is functional, attractive, and environmentally responsible, while reducing negative impacts on nearby properties.
This approval happens before a building permit is issued. The process is collaborative, involving the property owner, Township staff, and sometimes other agencies, to make sure the proposal fits both the property’s features and municipal standards.
In some cases, once a site plan is approved, the Township and the property owner must enter into an agreement that is then registered on the property’s title.
