Planning & Development

The Planning Department helps residents understand how land use and development decisions are made in our Township. We offer advice and information on zoning, property development, and the Official Plan, and support both Council and the Committee of Adjustment in making informed planning decisions. Our team works to ensure that growth in the Township follows the Official Plan and Zoning By-law, supporting a safe, sustainable, and well-planned community.

Planning on Developing your property? Here is where to start:

What is a Zoning By-law?

The Seguin Zoning By-law No. 2006-125 governs the manner in which the Township implements the policies laid out in its Official Plan and controls the use of land in the township, such as:

  • How land may be used
  • Where buildings and other structures can be located
  • The types of buildings that are permitted and how they may be used
  • The lot sizes and dimensions, lot coverage, building heights and setbacks
  • Shoreline buffer areas, landscaping areas, planting strips, parking requirements

How do I find out what the zoning is for my property?

Visit the Seguin Data Hub to determine your zoning designation or contact the Planning Department at the Township of Seguin.

A Pre-consultation is highly recommended for Official Plan Amendments, Zoning By-law Amendments, Site Plan Applications, Minor Variance and Consent Applications. Please request a pre-consultation through our Pre-Consultation Request Form.

Contact the Land Registry Office or seek legal counsel to obtain a copy of a survey.

Ontario Land Registry

Please confirm the zoning of your property and related zoning requirements such as minimum lot frontage and minimum lot area.

Consent from the Township is needed to separate a piece of land to form a new lot, adjust property boundaries (lot additions), or create right of ways.
For more than three new lots an application for Plan of Subdivision is required in the Township of Seguin.

Pre-consultation is recommended to help streamline the application process. Please request a pre-consultation through our Pre-consultation Request Form.

First, confirm the zoning of the property using the Seguin Data Hub.  Once confirmed, please consult with the Township's Comprehensive Zoning By-Law.

Township staff cannot confirm if you own your Shore road Allowance.  We suggest seeking legal council to determine if it is owned.

The Township of Seguin has a Site Alteration By-Law and a Tree Cutting By-Law.  We recommend reviewing both before removal of any trees and/or soil/grade on shoreline property.
